It’s simple, It’s just not easy

Staying up to date with your social network is simple, it’s jut not easy.

140 character with Twitter, a quick post on Facebook or LinkedIn. It is so simple that we discount the importance of updating. The difficulty comes when you try to be consistant.

When to post - Luckily there are some solutions to help you automate some of your posting. The first that I want to talk about is Hootsuite.com. This handy, free site allows you to link facebook profile, fan pages and twitter together. You can update all at once, or schedule future updates. In one hour, you could schedule updates for a month, no problem.

Another cool tool to update is called foursquare.com. This allows you to upddate where you are, based on gps on your phone. It also allows you to comment. So if it is a restaurant, you could give a mini review, or make a suggestion. Checking in takes just a minute, and will generate some conversation.

What to post – People generally don’t want to be sold. However, by updating what your are doing, this tells people what business you are in. Pictures and video are another great form of media to post. Most phones have a camera that take video as well as pictures. Check out Ryan Hukill on facebook, for a good examples of posts.

Another strategy is to ask interest peaking questions. People inherently feel compelled to answer question. So post interest peaking questions. A strategy that I suggest is to post a question, with a link back to your website. i.e. Do you know the 8 steps to selling your home? http://bit.ly/8XX08s

Conclusion - The main point of social media is to make personal connections, and for business, the goal is to get face to face. Make it known that you are real, active and doing business, and the customers will find you. And who know, you might learn a thing or two, or have some fun along the way. Good Tuesday! I wanted to start a Tuesday tradition, I am calling it Tech Tip Tuesdays. This could be shown at team meeting. It is just a couple of tech tips. I am starting a video blog series, so bear with me. This first one is a little smaller than I would have liked. I have since fixed the setting, but I didn’t know if I could nail it again with the same enthusiasm as the one I ended up posting. But the content is good, and relevant so enjoy! 1.Watch your words. Think about the words that your customers would type in and you come up in the search results. This should be specific to the area or niche that you specialize in. Make a list of words and phrases that you want to be known for. Once you have this list, keep it handy, as we will be using and referring to it quite a bit. I often keep a word document open with my keywords, so that i can copy and paste.

2.Find natural ways of getting these keywords on your pages. Make sure not to over do it. Just like most of us don’t like to be sold, the consumer can spot wording that overdoes it on the keywords. Make it genuine, and your own, but be sure to get those keywords in there too.

3.Add you keywords to your page title. This is major. This is the most important place to put your keywords.  It shows up as the link to your site in a search engine and it’s a critical ranking factor. Try to keep your title to ten words or less.

4.Take the time to put in meta tags and meta tag descriptions. This is the summary of your site that shows up in search results. If you put images in your posts, fill out the description of the image, as search engines can’t decipher what images are.

5.Try to include keywords in your domain name. While it is important to own your own name as a domain name, it is better to get another one that contains at least part of your keywords or phrases.

Tips to improve MLS performance

In this weekly Tech Tip we are going to discuss something that you need to do to make your experience in the Oklahoma City MLS as smooth as possible.

In the past, programs that ran on your computer required you to load a disk and essentially load the program and the componets on your computer. With the growing capabilities of the internet, there has been a shift to web based programs. This means that the program runs throught the internet. This is great! However your computer still needs some componets in order to communicate with the program. Often times this is in the form of “Active X controls.”

The Oklahoma City Metropolitan Association of Realtors MLS has a “secret” page that allows you to check to make sure your computer has all of the componets.

Before you log on to MLS, i want you to look at the address bar (at the top of the screen)

Notice that the address is http://okcmar.mlxtempo.com/

if you will add the letters AX to the end of the address it will take you to the active x configuration page

(or you can just click on this link http://okcmar.mlxtempo.com/ax/)

You will be directed to a page that looks like this

Click install and continue to click through until you get checks besides each componet

**Be Forwarned** There will be about 20 various things that you will have to click ok, accept ect. It may seem like its not working, but i assure you that at some point it will give you all checks and stop prompting you to install.

Once you have done this, you will be updated to the latest settings, and should not have to do this anymore on that particular computer. Remember that since the program is web based you will need to do this once on each computer you plan to use MLS on.

It is possible that you have been using the MLS just fine without doing this. However, if you don’t have all of these componets installed, I promise you that you will run into problems. It may not be now, but more likely it will happen when you are on the way out the door and you go to print something off real quick, only to discover that you never installed the printer controls, therefore you are unable to print a particular report.
